CertainTeed Flashing Replacement: The Los Angeles Owner’s Guide

CertainTeed flashing replacement in Los Angeles typically runs $280 – $620 installed, and we stock the most common CertainTeed-compatible profiles on every truck. Most replacements are completed in under two hours once we’re on site. Homeowners usually spot the problem first as a water stain spreading across a ceiling or a musty smell in the attic after a Santa Ana windstorm has peeled back the seal around a vent or chimney.

Which CertainTeed Models This Applies To

CertainTeed uses proprietary flashing geometries across their shingle lines, and the part you need depends on which system is on your roof. The Landmark and Landmark PRO series use a standard step-flashing profile with a 4-inch by 7-inch pan and a 2-inch wall leg, but the NorthGate SBS-modified line requires a slightly deeper pan, 5 inches, to accommodate the thicker shingle butt. The Presidential Shake and Grand Manor luxury lines use wider headwall flashing, 10 inches versus the standard 8, because the exposure is shorter and water sheds differently.

To identify your part, look for the CertainTeed stamp on the shingle underside, or check your original install paperwork for the series name. We carry both OEM CertainTeed flashing and quality aftermarket equivalents manufactured to the same ASTM B-209 spec for aluminum and ASTM A-653 for galvanized steel. For most Los Angeles homeowners, the aftermarket equivalent performs identically and costs 15 – 20% less. The exception is the NorthGate line, where we recommend OEM to ensure the deeper pan seats correctly without forcing the shingle. We’re an independent service provider, not affiliated with CertainTeed, so we’ll tell you straight when the aftermarket part is the smarter buy.

Signs Your CertainTeed Flashing Replacement Is Failing

  • Water stains on interior ceilings or walls below roof penetrations. The most common failure point is the corner fold of step flashing, where thermal expansion from Los Angeles’s 40-degree daily temperature swings eventually cracks the sealant bed. Once that gap opens, water tracks along the top of the shingle and finds its way inside.
  • Rust streaks running down the face of the flashing or onto shingles below. Galvanized steel flashing in coastal Los Angeles neighborhoods like Venice or San Pedro loses its zinc coating faster than inland due to salt air. The rust isn’t cosmetic, it’s a warning that the metal is thinning and will soon perforate.
  • Lifted or buckled shingles directly above the flashing. This usually means the flashing was installed too tight against the wall, without proper expansion relief. In the San Fernando Valley, where summer roof surface temperatures hit 160°F, that trapped expansion pops the shingle tabs and breaks the seal.
  • Daylight visible between the flashing and the wall or chimney. The counterflashing seal has failed, often because the original installer used a generic caulk instead of CertainTeed’s recommended polyurethane sealant. Wind-driven rain in Los Angeles winter storms pushes straight through that gap.
  • Granule accumulation in gutters below flashing locations. This signals that water is backing up behind failed flashing and washing shingle granules off the butt edge. The flashing isn’t shedding water correctly, and the shingle itself is now taking damage.

What drives the range: height and pitch of your roof, whether we need to remove and reset surrounding shingles, and whether the underlying wall sheathing or chimney mortar needs repair. Every quote we give in Los Angeles is written and itemized before we start, no exceptions. The price on the page is the price on the invoice. Our 365-Day Done Right Promise covers every repair for a full year, including a free second visit if the repair fails. Every promise in writing, that’s just how we do it.

DIY or Call Us?

There’s a safe middle ground here. A homeowner can check for the symptoms above from the ground with binoculars or from the attic with a flashlight, looking for daylight or water marks. What you shouldn’t do is climb onto the roof to pry up shingles or attempt to reseal flashing yourself. The work requires removing nailed shingles without tearing them, cutting new flashing to fit existing geometry, and resealing with the correct underlayment overlap. On a pitched roof, even a low one, the fall risk is real, and a botched seal just traps water where you can’t see it.

If you’re seeing any of the five signs above, call us at (325) 246-5075 and we’ll schedule a free inspection. We’ll show you photos of exactly what’s failing, give you a written price, and if you approve, we stock the parts to fix it on the spot.
